Leasing Agent

The leasing agent is responsible for providing exceptional service to community residents and future residents. This individual must provide the community with value and quality taking an active role in the eternal marketing and advertising of vacancies as well as scheduling and managing the move in process for new residents. Basic responsibilities will include but not be limited to- greeting residents, prospects, and team members in a professional manner. Keeping a high level of service in mind with every task while resolving conflict to benefit all concerned parties, facilitating all aspects of the apartment leasing process, respecting the boundaries of confidentiality, fair housing laws, safety, internal and external marketing strategies.
RESPONSIBILITIES
1. Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements marketing goals to sustain occupancy, and implements creative strategies around pricing, concessions, and advertising to boost traffic.
2. Develops print and internet advertising strategies, uses available technology to promote the community and communicate with potential prospects, and uses the Company's property management software to generate sales and leasing reports to monitor results.
3. Works with the maintenance team to ensure the physical aspects of the community meet the Company's standards for overall appearance and safety, and develops activities and programs to enhance the salability of the apartments and community as a whole by regularly inspecting "ready" units for marketability, creating mini-models and using other merchandising techniques promote the apartment and community to prospective applicants.
4. Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move-in procedures in accordance with established policies and procedures.
5. Oversees the lease renewal program, including sponsoring various resident lease renewal functions, managing the communication and notification process, and assisting with resident move-outs as necessary.

Salary commensurate with experience. Additional compensation includes health insurance, life insurance, paid time off, mileage reimbursement, and opportunity for advancement.

REQUIREMENTS
- Must have 1-2 years proven track record in leasing and/or sales.
- Must be comfortable with the duties related to showing units, leasing, and maintaining an acceptable level of resident retention
- Maintaining consistent resident retention with focus on renewal of leases, resolution of resident conflicts and problems
- Must have strong organizational skills sufficient to deal with very busy and demanding property
- The successful candidate will demonstrate the ability to work diligently and show good communication skills
- As a Leasing Agent, you handle inbound calls and in-person contact with our apartment residents and potential residents
- Must be comfortable with the duties related to showing & leasing apartments, answering the telephone, and greeting prospective tenants in the leasing office
- Must be professional in both appearance and demeanor.
- Proficiency with Microsoft Office (Word, Excel, Outlook), Adobe, and Internet. Rent Manager is a plus.
- Ability to interact with a wide range of people.
- Great attitude and work ethic is a must.
- Processing tenant applications for residency, and eviction filings as needed
- Conduct market surveys
- Must be able to work Saturday's as needed
